Gas Safety Inspections


MPH Gas Ltd offers a landlords and property agents gas safety inspection service across the Shropshire, Staffordshire and West-Midlands area.

 

The Gas Safety (Installations and Use) Regulations (GSIUR) place duties on landlords and their managing agents to ensure that all gas in installation pipework, gas appliances and flue systems owned by them are maintained in a safe condition. This means a Landlord Safety Check must be carried out at least every 12 months, additionally, the appliance must be maintained (serviced) in accordance with the manufacturers instructions.

 

MPH Gas Ltd will service the boiler and carry out the Landlord Safety Check during the same visit, saving you time and money. 

 

 

The Landlord will be issued a certificate for this work and these must be retained for a minimum of 2 years, a copy of which must be issued to the tenant within 28 days of moving in. What does a Landlord Gas Safety Inspection include?



As part of a Landlord Certificate a MPH Gas Ltd Gas Safe registered engineer will check:

 

1. Check installation & appliances for gas tightness
2. Working pressures of appliances
3. Check burner pressure / gas rate against manufacturers data plate.
4. Check for satisfactory provision of all necessary ventilation.
5. Test flue flow to ensure removal of products of combustion.
6. Check satisfactory operation of all the flame failure devices.
7. Check for physical stability, presence and effectiveness of stability brackets (where appropriate).
8. Investigate any evidence of unsafe operation and report to a responsible person. An appliance can not be deemed as having been checked, until the above has been completed.
